Getting Charging Approved and Installed in a Shared Building
Multi-family and HOA EV charging in San Clemente stalls for one reason far more often than any other: nobody has produced the engineering documentation the board or property manager needs to say yes. California law gives residents meaningful rights to install charging in common-interest developments, but those rights come with conditions around insurance, cost responsibility, and electrical impact, and a board cannot evaluate a request that arrives as a one-line email. San Clemente EV Charger works both sides of this. We install for individual owners in condos and apartments across San Clemente and the surrounding coast, and we design building-wide solutions for associations that have decided to get ahead of demand rather than field one request at a time. The technical work is the same either way; the difference is the paperwork, and we handle that too.
What a Multi-Family Installation Covers
Building load study
We assess the house panel or the individual unit's service to determine how much charging load the building can support, and produce the written study that boards and property managers ask to see.
Board and property-manager documentation package
Scope, single-line diagram, equipment specifications, insurance certificates, and the load study are assembled into a package a board can actually vote on.
Load-shared configurations
Networked chargers can divide available current across multiple ports automatically, which typically lets a building serve several residents on infrastructure that could only support one dedicated circuit.
Individual metering and cost allocation
Where residents must pay for their own consumption, we install sub-metering or configure networked billing so charging costs land on the right person rather than the association.
Dedicated circuits from a resident's own panel
For townhomes and condos where the unit has its own panel and its own garage, this is often the simplest path and avoids common-area work entirely.
Common-area and parking-structure infrastructure
Conduit runs, pull boxes, subpanels, and mounting for garage or carport structures, installed to survive a shared parking environment.
ADA and stall designation coordination
Accessible-stall requirements, signage, and striping are coordinated so the finished installation does not create a compliance problem for the association.
Reserve-friendly phased design
Infrastructure can be installed once and populated with chargers over several budget cycles, which is usually far easier for a board to approve than one large capital request.
Permit and inspection for common-interest work
We carry the electrical permit and the inspection, including any additional review triggered by common-area or structure work.
Resident onboarding and administration handover
Ports are commissioned, access rules configured, and the manager or board member responsible is shown how to add residents and pull usage reports.
How a Shared-Building Project Moves
Site assessment and load study
We visit, open the relevant electrical equipment, and establish what the building can carry. For an individual resident request we assess the path from the available panel to the assigned stall. For an association-wide project we look at the whole electrical room. You get the written study and a flat-rate scope.
Approval support
We prepare the documentation package and, when it helps, attend the board meeting or the manager call to answer the technical questions directly. Most approvals that had previously stalled move once someone can explain the load sharing and the insurance position in plain language.
Install and commission
With approval and permit in hand, we run the infrastructure, install the ports, configure sharing or metering, and complete the inspection. Residents are onboarded and whoever administers the system is trained on it. Individual stall installs are usually a single day; association-wide projects are scoped with a schedule up front.
Why Associations and Residents Call Us
We produce the document that unblocks the vote
The load study and single-line diagram are the missing pieces in most declined requests. Boards are rarely opposed to charging; they are opposed to approving something nobody has quantified.
We design so the next resident is not blocked
Wiring one stall in a way that consumes the building's remaining capacity creates a conflict twelve months later. Our designs assume more residents will ask, and reserve the ability to say yes to them.
We work in shared buildings regularly
Coordinating with managers, scheduling around resident parking, protecting common areas during work, and keeping a garage usable during installation are all practiced routine for us rather than a first attempt.
